A step by step guide to selling your property

Step 1 - Why Bacon & Co?

 Step 2 - Free valuation

Expert advice from day one! – Bacon & Co valuers have numerous years experience in the local market and will carry out a valuation of your property free of charge and without obligation.  We will provide supporting evidence of comparable homes and sold prices in your postcode and will put all of our thoughts in writing to you via email or letter.

 Step 3 - Sales particulars

We know how important first impressions are, therefore, alongside the latest technology complete care is taken to ensure we produce the best photography, floorplan and description of your home so that the property stands out online and on our attractive property details. Our advertising is extensive and we promote our register in the local property papers and the best internet sites available.  We truly believe the way we market your home is second to none and ensure we strive to achieve the best possible price for your home.

 Step 4 - Marketing

We will always use the best marketing tools available to us and ensure our advertising is extensive by promoting your property in all of our local property papers and on the best Internet sites available. This is reviewed regularly and we are constantly updating our branches with the latest technology and services to enable us to market your property to the highest standard available locally.

  

Step 5 - Accompanied Viewings

We take the stress of moving away from you as much as we can , therefore, aim to accompany viewings wherever possible. Our experience tells us that not only do sellers prefer us to show prospective buyers around their home, but also buyers prefer to be shown around a home by an agent and by accompanying viewings we can get both immediate and honest feedback from the viewer.

Step 6 - Viewing feedback

Without doubt any seller wants to know how a viewing went, so our aim is to give you honest and constructive feedback within 48 hours of a viewing taking place and by doing this it also helps us adapt our marketing strategy to give you the best chance of selling your home.

 

Step 7 - Receiving an offer

As soon as an offer is received for your home you will be notified both verbally and in writing.  We ensure all offers are checked financially to confirm they can afford their proposed purchase and where applicable a full chain check is carried out so that we can advise you of the customers chain length and timescales.

Step 8 - Sale agreed

Once you have accepted an offer it is important that the matter is then placed in the hands of a solicitor.  We will work alongside your solicitor liaising with them regularly for updates as well as dealing with surveyors, brokers and additional estate agents in the chain to make the sale of your home as stress free as possible.

 

Step 9 - Sales progression

Once an offer has been agreed your solicitor should then be instructed to start the legal process. The solicitor will send out a draft contract for your property to the purchasers solicitor, who in turn will carry out preliminary enquiries. Our experienced staff will liaise with solicitors, surveyors, mortgage brokers and other agents to try to make this as stress free as possible.

Step 10 - Exchange of contract

Exchange of contracts occur when all preliminary enquiries from the draft contract and the local search  have been agreed. If the buyer requires a mortgage and the mortgage offer received in writing the purchaser is ready to exchange contracts with the seller. The contract is signed by the seller and purchaser and the deposit is given to the solicitor. All parties then agree a completion date.

Step 11 - Completion

Once you have exchanged and agreed on a completion day, the remainder of the monies are transferred on this day to the sellers solicitor.  We then ask you to hand the keys of your property to one of our offices and once we have received confirmation from the solicitor that they can be released, we shall hand them onto the buyer.
