Preparing your home for marketing
First impressions are vitally important. That’s why we take care to produce the best photography, floor plan and description of your home, ensuring your property stands out. Along with our bespoke services including Matterport Virtual Tours and aerial photography we can showcase your home in the way it deserves.
Sales and marketing
Our advertising is extensive with marketing on major websites including Rightmove and Zoopla. Along with marketing on instagram and Facebook we will ensure your home has vast exposure.
We try to relieve you of the stress of moving home, so we aim to accompany viewings wherever possible. Our experience tells us that not only do sellers prefer us to show prospective buyers around their homes, but buyers also prefer to be guided around a property by an agent. What’s more, by accompanying viewings it’s easier for us to receive immediate and honest feedback from the viewer.
Every seller wants to know how well a viewing was received, so our aim is to give you honest and constructive feedback within 48 hours of a viewing taking place. By doing this it also helps us adapt our marketing strategy to give you the best chance of selling your home.
Receiving an offer
As soon as an offer is received for your home you will be notified verbally and in writing. We ensure all offers are checked financially to confirm the buyers can afford their proposed purchase, and where applicable a full chain check is carried out so that we can advise you of timescales.
Once you have accepted an offer it is important that the sale is placed into the hands of a solicitor. We will work alongside your solicitor, liaising regularly for updates, as well as dealing with surveyors, brokers and additional estate agents in the chain. We do whatever we can to make the sale of your home as stress-free as possible.
Once an offer has been agreed your solicitor should be instructed to start the legal process. The solicitor will send out a draft contract for your property to the purchaser’s solicitor, who in turn will carry out preliminary enquiries. It’s a potentially stressful process, but our experienced staff will liaise with solicitors, surveyors, mortgage brokers and other agents to keep problems to a minimum.
Exchange of contract
Exchange of contracts occurs when all the preliminary enquiries from the draft contract and the local search have been agreed. If the buyer requires a mortgage, it’s when the mortgage offer is received in writing that the purchaser is ready to exchange contracts with the seller. The contract is signed by the seller and purchaser, and the deposit is given to the solicitor. All parties then agree a completion date.
Once you have exchanged and agreed on a completion date, the remainder of the monies are transferred on this day to the seller’s solicitor. We then ask you to hand the keys of your property to one of our offices; once we have received confirmation from the solicitor that the keys can be released, we hand them on to the buyer. Sold!
